Greetings from Whistler and Pemberton,

School’s out for summer! Well, for some—others have a couple more weeks to go, but we are on the home stretch. This means families will be planning their summer vacations, with many ending up in Whistler and Pemberton to enjoy the bike park, golfing, hiking, breweries, farm tours, and more. The last week or so has been pretty quiet for the resort overall.

Here’s a recap of the real estate market for the month of May. Following four consecutive months of increasing sales, Whistler saw a slight dip in sales volume, with 45 units sold in May. Despite the decrease in volume, the median sales price rose significantly compared to April, due to the product mix sold—over double the number of chalets and approximately half the number of phase 2 units. Inventory levels rose by an additional 8% in May to 339 units. The median days to sell also decreased by 17% to 29 days. Whistler’s market conditions remain balanced.

May was a slower month than April in Pemberton, with 9 sales. After a slight dip in April, inventory increased by a significant margin of 31% to 89 units in May. Overall, the Pemberton market has returned to leaning in favour of buyers following a more balanced month in April.
